New Tenants

            Documentation Required:

1.  Unit Leasing Application

2.  Copy of lease-containing the required minimum information:

            a. Name, address, telephone# of owner/owners

            b. Address of Unit

            c. Names of all tenants authorized to reside in unit, plus ages of children

            d. Term of Lease (minimum 1 year)

            e. Items 26, 27, 28, 29, 30

            f. Executed by property owner(s) & tenant(s)

3.  Check for application fee ($100.00)   payable to TRCT

4.  Copy of East Windsor Township issued Certificate of Occupancy (C of O)

5.  Signed Tenants Agreement

            a. Signed by tenant(s) at Trust office

            b. Submitted by owner(s) - signature of tenant(s) notarized

6.  Tenancy - Not to exceed FHA guidelines

            1 bedroom - maximum 2 people

            2 bedroom - maximum 4 people

 

 

            Renewal Leases - Same Tenants

            Documentation Required:

1.  Unit Leasing Application

2.  Copy of new lease or copy of addendum to existing lease (same information as new tenants), signed by owner and tenant.

3.  Check for application fee ($100.00)

4.  Signed Tenants Agreement (if there are changes in occupancy)

            a. Signed by tenant(s) at Trust office

            b. Submitted by owner(s) - signature of             tenant(s) notarized

5.  Tenancy - Not to exceed FHA guidelines

            1 bedroom - maximum 2 people

            2 bedroom - maximum 4 people

            3 bedroom - maximum 6 people

            4 bedroom - maximum 8 people

 

IMPORTANT NOTES:

            A.  All required documentation is required to be submitted to the Trust Office at least 15 days prior to lease commencement date.  There is a $50.00 assessment for filing paperwork late.

            B.  A charge of $100.00 per day will be assessed against all units occupied prior to approval by the Trust Office.

            C.  A charge of $100.00 per day will be assessed against all units that are in violation of Architecural Control Standards and/or Minimum Maintenance Standards.

            D.  Any unit in violation of these requirements, including but not limited to outstanding fines, will prohibit approval for leasing any other unit(s) owned by the same homeowner(s).

            E.  All maintenance assessment fees on all properties, owned by applicant in Twin Rivers, must be current.
